Do houses on major roads or near I-75 in Troy need larger setbacks?

Yes. Lots abutting a major arterial road need a 50 ft setback from the right-of-way (Section 4.06.D.1), and lots along I-75 need a 75 ft setback from the freeway right-of-way (Section 4.06.D.2). These supplemental setbacks apply on top of the smaller front setbacks in the district table.

One drafting note: the arterial clause says "whichever is greater" without stating the paired alternative, which reads as a typo in the ordinance text. The conservative reading is that the 50 ft figure controls, but confirm how the city applies it to your lot.

Because right-of-way lines do not always match property lines, the measurement point matters. Before designing an addition or a new home on an arterial frontage or along I-75, verify the required setback with the Planning Department at 248-524-3364.
