Is my property in McKinney's Historic Overlay, and what does that mean?

The H Historic Overlay applies on top of a property's base zoning district within a mapped boundary shown on the Official Zoning Map (UDC Sec. 204Z). Inside that boundary, a Certificate of Appropriateness (COA) is required before new construction (including an accessory dwelling unit), most exterior reconstruction, alteration, or demolition, and certain exterior paint changes in the Commercial Area. Routine maintenance and repainting the same color are exempt everywhere in the overlay; painting, sidewalks, landscape changes, and non-screening fences are also exempt in the Residential Area. Fence heights and sign permitting are also more restrictive inside the overlay. Confirm whether a specific address sits inside the mapped H Overlay boundary with the Planning Department at 972-547-2000, since this pack's GIS point queries this session did not test overlay boundaries directly. This pack covers incorporated McKinney only; the ETJ and unincorporated Collin County have no municipal zoning.
