Do I need special approval for a drive-thru in Orion Township?
For a drive-through restaurant, yes: it is a special land use in GB, decided by the Planning Commission after a public hearing (Section 14.01; Section 30.02). Banks and pharmacies with drive-throughs are permitted by right in GB, but they still carry the same physical conditions (Section 14.01, footnote A). In RB, a drive-through bank or pharmacy is itself a special use (Section 11.01).
The conditions are the hard part (Section 14.02.A):
- Buildings, canopies, and speaker boxes at least 100 feet from the lot line of any single-family or multi-family zoned or used parcel.
- Parking, maneuvering lanes, and drive-through lanes at least 50 feet from those lines.
- A continuous 6 foot buffer, solid fence, wall, or double staggered evergreens, along single-family perimeters.
- Noise capped at 60 decibels at the property line, and glare at 0.3 foot-candles, dropping to 0.0 between dusk and dawn.
Drive-through facilities also pick up the Section 27.05 landscaping and screening wall requirements (Section 14.02.I). On a shallow parcel that backs to homes, the 100 and 50 foot standoffs often decide feasibility before anything else does. Measure those two distances on your survey first.
