Can I build a triplex or fourplex in Ferndale?

Yes, but the path depends on the district. Three- and four-unit dwellings are a special land use in R-1 and are permitted by right in R-2, MXD-1, and MXD-2 (Section 2.05).

In R-1, that means a site plan, a Planning Commission public hearing, and final approval by City Council after its own hearing (Section 10.03.A). R-1 also caps each lot at four units total, including an accessory dwelling (Section 2.03.A).

In R-2 and the mixed-use districts, no special approval is needed. By-right three- and four-unit dwellings go through CED administrative site plan review (Section 9.07).

Dimensional standards in R-1 and R-2 are the same: 4,000 sq ft minimum lot, 35 ft height, 20 ft rear setback for two- to four-unit buildings (Section 2.06). Parking is 1 space per unit (Parking Manual). Questions on which track applies go to CED at 248-336-4370.
