Can I build a gas station in Ferndale?
Only in MXD-2, and only as a special land use. Gas stations are listed as a special land use with additional standards in MXD-2 only (Section 2.05). They are not permitted in the CBD, MXD-1, the residential districts, or the industrial districts.
The special land use process requires a site plan, a Planning Commission public hearing, and a separate hearing and final decision by City Council, measured against the Section 10.04 standards (Section 10.03.A). Approval expires in 2 years unless acted on, with a possible CED extension of up to 18 months, and a denial carries a 2-year resubmission bar (Section 10.05).
MXD-2 also has form requirements that can affect a station layout, including a 10 ft maximum front setback (Section 2.10). Review the use-specific standards and site constraints with CED at 248-336-4370 before committing to a parcel.
