PRD — Planned Residential Development

PRD lot sizes, coverage, and setbacks are set by the approved development plan against the §06.09.140 base-zone standards; lot creation uses net usable square feet. Do not rely on base-district setbacks; request the approved PRD plan from Planning.

PUD — Planned Unit Development (legacy)

A — Agricultural

A minimum yards (§06.02): front 75 ft, side 30 ft, rear 40 ft. On corner lots, structures must meet the setback for the adjoining street where greater. Setbacks along roadways designated for widening follow §12.04, and §12.05 governs spacing of multiple buildings on one zone lot.

R-40 — Low Density Residential

R-40 minimum yards (§06.03): front 50 ft, side 20 ft, rear 30 ft. On corner lots, structures must meet the setback for the adjoining street where greater. Setbacks along roadways designated for widening follow §12.04, and §12.05 governs spacing of multiple buildings on one zone lot.

R-20 — Low Density Residential

R-10 — Medium Density Residential

R-08 — Medium Density Residential

R8 yards vary by dwelling form (§06.07.040): one-family detached uses the district yard table (front/side/rear with interior side yards totaling at least 18 ft, minimum 10 ft each; see Table in §06.07.040); zero-lot-line homes need 16 ft on the yard opposite the zero side (§06.07.060); attached dwellings need 10 ft opposite the common wall (§06.07.061). Corner lots follow the greater adjoining-street setback; §12.05 governs building spacing on a single zone lot.

R-06 — High Density Residential

R6 yards vary by dwelling form (§06.08.040): one-family detached uses the district yard table with 10 ft on the yard opposite a zero lot line (§06.08.060); attached/common-wall structures need 8 ft opposite the common wall; duplex lots need 6,000 sq ft for the whole structure (4,000 sq ft per individually sold unit, 60/30 ft widths). Corner lots follow the greater adjoining-street setback.

CC — Core Commercial

No yards are required in CC (§08.01.030.B). If an open area is provided along a side lot line it must be at least 10 ft wide and unobstructed ground to sky. Bufferyard requirements under §13.03 can impose setbacks where CC abuts another district.

CG — Commercial General

CG minimum yards (§08.03.030): front 10 ft, side 10 ft, rear 20 ft. Corner lots follow the greater adjoining-street setback; §13.03 bufferyards can add depth next to residential districts.

CS — Commercial Services

CS minimum yards (§08.02.030): front 10 ft, side 10 ft, rear 20 ft. Corner lots follow the greater adjoining-street setback; §13.03 bufferyards can add depth next to residential districts; widening-designated roadways follow the future right-of-way line.

CSL — Commercial Services Limited

CSL minimum yards (§08.08.030): front 20 ft (rising to at least 30 ft to match adjoining residential setbacks where the street frontage includes residential properties), side 10 ft, rear 10 ft. Corner lots follow the greater adjoining-street setback.

OR — Office Residential

OR residential yards (§07.08.020): front 20 ft, side 10 ft, rear 15 ft for single-family detached (25/10/20 ft for other uses; attached uses 10 ft on the yard opposite the common wall). Non-residential yards (§07.08.030): front 10 ft, side 10 ft, rear 20 ft. §13.03 bufferyards can add depth.

MRO — Multiple Residential and Office

MRO residential yards (§07.02.020): front 20 ft, side 10 ft, rear 10 ft for single-family detached; 25/10/20 ft for other uses; attached dwellings 10 ft opposite the common wall, 15 ft rear. Non-residential (§07.02.030): front 10 ft, side 10 ft, rear 20 ft, plus street-classification building setbacks. §13.03 bufferyards can add depth.

MPO — Medical-Professional Office

MPO minimum yards (§07.06.030): front 15 ft, side 15 ft, rear 15 ft. §13.03 bufferyards can add depth next to other districts; widening-designated roadways follow the future right-of-way line.

MU — Mixed Use

MU residential yards (§07.03.020): front 20 ft, side 10 ft, rear 10 ft for single-family detached; 25/10/20 ft for other uses; attached dwellings 10 ft opposite the common wall, 15 ft rear. Non-residential (§07.03.30): front 10 ft, side 10 ft, rear 20 ft. §13.03 bufferyards and future right-of-way setbacks can add depth.

MUG — Mixed Use General

MUG minimum yards (§07.04.030): front 15 ft, side 15 ft, rear 15 ft. §13.03 bufferyards and future right-of-way setbacks can add depth. Slope (§07.04.060) and home-proximity (§07.04.070) provisions also apply.

PNC — Planned Neighborhood Commercial

PNC building setbacks scale with street classification (§08.05.040.B): arterial 20 ft, collector 15 ft, local 12 ft; side yard 10 ft; rear yard 40 ft abutting a residential district and 20 ft abutting a commercial district. §13.03 bufferyards can add depth.

PGC — Planned General Commercial

PBP — Planned Business Park

PBP minimum yards (§09.04.B): front 50 ft abutting a public right-of-way, 35 ft abutting an internal street or driveway; side/rear 60 ft abutting residentially zoned or used property, 25 ft abutting nonresidential property; minimum public right-of-way frontage 200 ft.

IR — Industrial Restrictive

IR minimum yards (§09.02.030): front 20 ft, side 15 ft, rear 20 ft. Where the district boundary coincides with a residential lot line, buildings must be set back at least 75 ft (§09.02.050.B). Corner lots follow the greater adjoining-street setback.

IG — Industrial General

IG minimum yards (§09.03.030): front 30 ft, side 15 ft, rear 20 ft. Where the district boundary coincides with a residential lot line, buildings must be set back at least 100 ft (§09.03.050.B). Corner lots follow the greater adjoining-street setback.

SP — Specific Plan
