PRD — Planned Residential Development

PRD is a planned residential district: a minimum 3-acre site (§06.09.090) developed under an approved plan. Density and unit types derive from the base-zone table in §06.09.140 (Table 06-02); a maximum building height of 35 ft may apply (§06.09.140). The approved plan and conditions control.

PUD — Planned Unit Development (legacy)

On the Gallatin GIS layer, PUD appears only as a suffix on a base code (for example CG(PUD) or R-20(PUD)), marking a previously approved planned unit development. The ordinance addresses these in §08.04.010/§08.05.015 (commercial PUDs) and through the PRD provisions for residential plans. The approved PUD plan, conditions, and amendments control permitted uses.

A — Agricultural

Permitted by right (§06.02.010): agricultural activities and one-family detached dwellings. Conditional uses (§06.02.030, via §15.06) include bed and breakfast homestay/inn and community facilities. Accessory uses include farm buildings, home occupations, and employee living quarters. Duplex and multi-family dwellings are not listed in the A district.

R-40 — Low Density Residential

Permitted by right (§06.03.020): one-family detached dwellings, community residential homes, short-term rental units meeting §12.02, and essential services. Conditional uses run through §15.06. Duplex, attached, and multi-family dwellings are not listed in R-40.

R-20 — Low Density Residential

Permitted by right (§06.04.020): one-family detached dwellings and similar residential activities plus essential services. Conditional uses (§15.06) are community-facility activities (place of worship, community education, and similar). Duplex and multi-family dwellings are not listed in R-20.

R-15 — Low/Medium Density Residential

Permitted by right (§06.05.020): one-family detached dwellings and essential services. Multi-family dwellings and bed and breakfast homes are conditional uses (§15.06). Duplexes are not separately listed in R-15.

R-10 — Medium Density Residential

Permitted by right (§06.06.020): one-family detached dwellings, community residential homes, short-term rental units meeting §12.02, and essential services. Duplexes (Dwelling Two Family), multi-family dwellings, and bed and breakfast homes are conditional uses requiring §15.06 approval.

R-08 — Medium Density Residential

Permitted by right (§06.07.020): one-family detached dwellings, attached dwellings (including zero-lot-line under §06.07.060 and townhouses under §06.07.062), community residential homes, and short-term rental units meeting §12.02. Multi-family dwellings and bed and breakfast homes are conditional uses (§15.06). A stand-alone duplex row is not listed in R8.

R-06 — High Density Residential

Permitted by right (§06.08.020): one-family detached, two-family (duplex), attached, and multi-family dwellings plus short-term rental units meeting §12.02 and essential services. R6 is the only base residential district that permits duplexes and multi-family by right.

CC — Core Commercial

CC permits the commercial activity classes listed in §08.01.010 (as defined in Article 3), including retail, personal services, offices, food service, and upper-story residential dwellings (special conditions in §08.01.031, including a documented reserved-parking agreement). Exterior storage of goods is prohibited (§08.01.050). Check the exact activity class in Article 3 before relying on a specific use.

CG — Commercial General

CG permits the broadest set of commercial activity classes (§08.03.010, Article 3 definitions), including retail, services, offices, food service, and vehicle-oriented uses. Outdoor inventory display is limited; stacked inventory generally may not exceed 8 ft (30 ft absolute cap, §08.03.010). Some activities need §15.06 conditional approval.

CS — Commercial Services

CS permits the commercial service activity classes listed in §08.02.010 (Article 3 definitions), oriented to vehicle-served and service commercial uses. Some activities require conditional approval under §15.06. Check the exact activity class row before relying on a specific use.

CSL — Commercial Services Limited

CSL applies only to commercial-services areas approved before July 7, 1998 (§08.08). It permits the limited service-commercial activity classes listed in §08.08.010. New CSL districts are not established; check the activity class rows and any prior approval conditions.

OR — Office Residential

OR permits offices and one-family detached dwellings with limited commercial (convenience sales and services, undertaking services). Two-family and multi-family dwellings are conditional uses (§15.06). Check the Article 3 activity class rows for the exact use.

MRO — Multiple Residential and Office

MRO permits multiple-residential and office activities listed in §07.02.010 (Article 3 definitions). Any use not specifically permitted or failing the Article 13 performance standards is prohibited. Check the exact activity class row before relying on a use.

MPO — Medical-Professional Office

MPO permits medical and professional office activities listed in §07.06.010. Conditional uses (§15.06) include limited child and adult care and heliports. Exterior storage of goods is prohibited (§07.06.050). Uses not specifically permitted are prohibited.

MU — Mixed Use

MU permits a mix of residential, community facility, and commercial activities listed in §07.03.010; including general retail (excluding manufactured home sales), limited retail, medical office/service, research service, transient habitation including short-term rental units, undertaking service, and animal care limited. Conditional uses include intermediate-impact community facilities, convenience sales and service, and drive-in food service (§15.06).

MUG — Mixed Use General

MUG applies only to mixed-use general districts approved before July 7, 1998 (§07.04). Permitted activities are those listed in §07.04.010 plus the prior approval's conditions. New MUG districts are not established.

PNC — Planned Neighborhood Commercial

PNC is a planned district: permitted uses are the neighborhood-commercial activities listed in §08.05.020 as approved in the development plan. Previously approved commercial PUDs are governed by §08.05.015. The approved general development plan and conditions control alongside these standards.

PGC — Planned General Commercial

PGC is a planned district: permitted uses are the general-commercial activities listed in §08.04.020 as approved in the development plan. Previously approved commercial PUDs are governed by §08.04.010. The approved general development plan and conditions control alongside these standards.

PBP — Planned Business Park

PBP permits office-park, research, and light-employment activities listed in §09.04 as approved in the business-park plan. A minimum of 15 percent of gross land area must be set aside as usable common open space (§09.04.E).

IR — Industrial Restrictive

IR permits restrictive-industrial activities listed in §09.02.010, including warehousing and light manufacturing classes per Article 3. All uses must be conducted within completely enclosed buildings except agriculture, parking/loading, and approved exterior storage; exterior storage is allowed only beside or behind the principal building, screened up to 15 ft with materials kept 2 ft below the screen (§09.02.050). Uses failing Article 13 performance standards are prohibited.

IG — Industrial General

IG permits general-industrial activities listed in §09.03.010, the city's broadest industrial class. All uses must be conducted within completely enclosed buildings except agriculture, parking/loading, and approved exterior storage; exterior storage is limited to the side and rear, screened up to 15 ft (§09.03.050). Uses failing Article 13 performance standards are prohibited.

SP — Specific Plan

SP (Specific Plan) may be applied to any property. Uses are exactly those approved in the Preliminary Master Development Plan and the ordinance adopting the SP district (§07.09.020); there is no default use list. Obtain the adopted plan before relying on any use.
