Where is multiple-unit housing allowed in Ferndale?
Multiple-unit dwellings are permitted by right in R-2, MXD-1, and MXD-2 (Section 2.05). They are not allowed in R-1, where the cap is four units per lot including an accessory dwelling (Section 2.03.A).
Key standards by district:
- R-2: same lot standards as R-1 (4,000 sq ft, 35 ft wide), 20 ft rear setback, 35 ft height (Section 2.06)
- MXD-1: the code lists conflicting heights for this district, 35 to 45 ft in the Section 2.06 table versus 30 to 35 ft in Section 2.09; confirm with the city before designing
- MXD-2: 45 ft height, 10,000 sq ft minimum lot (Section 2.10)
Parking is 1 space per dwelling unit with no minimum for accessory dwellings (Parking Manual). Affordable housing units are exempt from parking minimums (Section 7.07.B). Contact CED at 248-336-4370 to confirm standards for a specific site.
