What setbacks apply to this property?
Setbacks for residential districts come from the Sec. 2.06.04 Residential Districts Development Standards table, and for nonresidential districts from the Sec. 2.06.05 Nonresidential Districts Development Standards table; this session fetched both tables directly. Example figures: SF-10 requires a front yard of 30 feet (not 20 feet as an earlier version of this pack stated), reduced by 5 feet along Type F and Type G thoroughfares with required street trees (Sec. 4.07.02(J)), with a further optional 5-foot reduction available in single-family, duplex, and OTC uses if at least half the block sets back an additional 5 feet (Sec. 4.07.02(E)); side yard 10 feet (15 feet on corner lots); rear yard 30 feet. C-1 (Commercial-1) requires a front yard of 30 feet, side yard of 25 feet (1 story) or 60 feet (2 story) adjacent to RE-PH districts, and rear yard of 30 feet (1 story) or 60 feet (2 story) adjacent to RE-PH districts. Every district's full front/side/rear figures are now in this pack's per-district rules. Properties may also qualify for Alternative Compliance Standards (Subsection 6.18), which can modify these figures. Confirm the current chart, any PD or SUP conditions, and Frisco Planning and Zoning at 972-292-5301 before acting. This pack covers incorporated Frisco only.
