SF-10 — Single-Family Residential-10
Per the Sec. 2.06.04 Residential Districts Development Standards Chart (fetched directly this session): minimum front yard 30 feet; minimum side yard 10 feet (15 feet on corner lots); minimum rear yard 30 feet. Frisco allows two adjustments layered on top of the front yard figure: (1) Sec. 4.07.02(J) reduces the minimum front yard by 5 feet where street trees are required along Type F and Type G thoroughfares; and (2) Sec. 4.07.02(E)(1)-(2) allows single-family, duplex, and OTC uses in SF, 2F, and OTC districts to reduce the front yard by up to 5 feet if at least 50 percent of structures on the block are set back an additional 5 feet from the original line, with the block average equal to the original requirement. Subsection 6.18 (Alternative Compliance Standards) can also modify setbacks and heights. Confirm the current chart, the applicable thoroughfare type, and block pattern before acting.
