What is the maximum lot coverage in Royal Oak?
30% for lots of 6,000 square feet or more in One-Family Residential. Lots under 6,000 square feet may cover 35%, but the total ground floor area of all buildings on a small lot is capped at 1,800 square feet (§ 770-34D(8)).
The count includes accessory buildings. Your garage and shed floor area counts toward lot coverage along with the house (§ 770-22A(6)).
One-Family Large Lot and Two-Family Residential both use 30% (§ 770-35D, § 770-36D).
Run the numbers before designing. A 5,000 square foot lot at 35% allows 1,750 square feet of footprint, under the 1,800 cap, so the percentage controls. A 5,500 square foot lot would hit the 1,800 square foot cap first.
