Is there a maximum house size in Royal Oak?

Yes. A house in One-Family Residential may not exceed 3,500 square feet of usable floor area (§ 770-34D(9)). The One-Family Large Lot district carries the same 3,500 square foot cap (§ 770-35D).

The cap works with two other bulk limits:

  • Lot coverage. 30% on lots of 6,000 square feet or more; 35% on smaller lots, where the total ground floor area of all buildings is also capped at 1,800 square feet (§ 770-34D(8)).
  • Height. 30 feet (§ 770-34D).

On many lots, coverage runs out before the 3,500 square feet does. A 6,000 square foot lot at 30% coverage allows an 1,800 square foot footprint, which reaches 3,500 square feet only with a second story.

What counts as usable floor area for the calculation is worth confirming with the planning division at 248-246-3280.
