Buckeye's Development Code (Chapter 7, rewritten in full by Ordinance No. 28-25, effective November 20, 2025) organizes base districts into rural (AG, R1-43), residential (R1-18 through R1-1, MF-1, MF-2, MH), mixed-use (NMU, CMU, RMU, IMU, DC, DR), office and commercial (PO, C-1, C-2, C-3, BP), and industrial (I-1, I-2) groups, plus the Planned Area Development (PAD) district and several obsolete districts still on the ground (RR, PR, MR, PC, CC, GC, SU) that develop under the older Appendix B and C standards until rezoned. Table 3.1-1, Table of Allowed Uses, lists every use by district as permitted (P), conditional (C), or prohibited (blank). A large share of Buckeye is entitled as PAD or the obsolete PC district under an individual master-plan ordinance and Development Agreement, which can override the base district entirely. Confirm the district and any PAD or Development Agreement with Planning and Zoning at 623-349-6200 before relying on the base use table.
