What are the setbacks for my house in Novi?

By district (Sections 3.1.1.D through 3.1.6.D):

| District | Front | Rear | Sides (one / total) | | --- | --- | --- | --- | | RA | 45 ft | 50 ft | 20 / 50 ft | | R-1 | 30 ft | 35 ft | 15 / 40 ft | | R-2 | 30 ft | 35 ft | 15 / 40 ft | | R-3 | 30 ft | 35 ft | 10 / 30 ft | | R-4 | 30 ft | 35 ft | 10 / 25 ft | | RT | 30 ft | 35 ft | 10 / 20 ft |

Novi uses split side setbacks: one side may sit at the smaller number, but both sides together must reach the total. On a corner lot, the street-facing side yard takes the front setback (Section 3.6.2.C).

Projections soften the lines: an open, unenclosed porch may extend 4 feet into the front setback, a deck may extend 18 feet into the rear setback, and eaves and bay windows get their own small allowances (Section 3.35.7; Section 3.35.8). New houses also pass a compatibility review against nearby homes (Section 3.7). Confirm your district with the city's zoning map before measuring.
