Setbacks in City of Novi, MI

What the City of Novi zoning ordinance says about setbacks, district by district. Section numbers link to the official ordinance.

RA — Residential Acreage

Front: 45 feet. Rear: 50 feet. Sides: 20 feet on one side and 50 feet total for both sides (Section 3.1.1.D).

An exterior side yard abutting a street must meet the front setback (Section 3.6.2.C, Note C). An open, unenclosed porch may project up to 4 feet into the required front yard, and a deck may project up to 18 feet into the required rear yard (Section 3.35.7). Eaves, gutters, and similar architectural features may project up to 3 feet into front and rear yards and 2 inches per foot of side yard width into a side yard (Section 3.35.8).

R-1 — One-Family Residential (R-1)

Front: 30 feet. Rear: 35 feet. Sides: 15 feet on one side and 40 feet total for both sides (Section 3.1.2.D).

Exterior side yards on corner lots must meet the front setback (Section 3.6.2.C, Note C). An open porch may project 4 feet into the front yard and a deck 18 feet into the rear yard (Section 3.35.7); eaves and similar features may project 3 feet into front and rear yards (Section 3.35.8). New houses are also reviewed so they are not grossly similar or dissimilar to existing homes in the surrounding area (Section 3.7.1; Section 3.7.2).

R-2 — One-Family Residential (R-2)

Front: 30 feet. Rear: 35 feet. Sides: 15 feet on one side and 40 feet total for both sides (Section 3.1.3.D). Corner-lot exterior side yards must meet the front setback (Section 3.6.2.C). Porches may project 4 feet into the front yard and decks 18 feet into the rear yard (Section 3.35.7).

R-3 — One-Family Residential (R-3)

Front: 30 feet. Rear: 35 feet. Sides: 10 feet on one side and 30 feet total for both sides (Section 3.1.4.D). Corner-lot exterior side yards must meet the front setback (Section 3.6.2.C). Porches may project 4 feet into the front yard and decks 18 feet into the rear yard (Section 3.35.7).

R-4 — One-Family Residential (R-4)

Front: 30 feet. Rear: 35 feet. Sides: 10 feet on one side and 25 feet total for both sides (Section 3.1.5.D). Corner-lot exterior side yards must meet the front setback (Section 3.6.2.C). Porches may project 4 feet into the front yard and decks 18 feet into the rear yard (Section 3.35.7).

RT — Two-Family Residential

Front: 30 feet. Rear: 35 feet. Sides: 10 feet on one side and 20 feet total for both sides (Section 3.1.6.D). Corner-lot exterior side yards must meet the front setback (Section 3.6.2.C). Concrete sidewalks 5 feet wide are required along both sides of all roads in residential developments (Section 3.6.2.K).

RM-1 — Low-Density, Low-Rise Multiple-Family

Front: 50 feet. Rear: 75 feet. Sides: 75 feet (Section 3.1.7.D).

A 150 foot setback is required along any natural lake shoreline; that area counts toward density but cannot hold parking, buildings, or accessory uses (Section 3.8.2.A). No building may exceed 180 feet in overall horizontal length, extendable to at most 360 feet with common areas and added setback (Section 3.8.2.C). The minimum distance between two buildings follows the formula S equals (LA plus LB plus 2 times (HA plus HB)) divided by 6, never less than 30 feet, or 15 feet corner-to-corner (Section 3.8.2.H).

RM-2 — High-Density, Mid-Rise Multiple-Family

Front: 75 feet. Rear: 75 feet. Sides: 75 feet (Section 3.1.8.D). The 150 foot lake shoreline setback, the 180 foot building length cap, and the building spacing formula with its 30 foot minimum all apply as in RM-1 (Section 3.8.2.A; Section 3.8.2.C; Section 3.8.2.H).

MH — Mobile Home District

Setbacks and separation distances inside a mobile home park follow the Michigan Mobile Home Commission rules, including Rules 941 and 944 (Section 3.9.3). Access must come only from a major thoroughfare, never through a residential street or district (Section 3.9.6). A landscaped berm at least 6 feet tall is required along major thoroughfare frontage, and a 20 foot greenbelt where the park adjoins a nonresidential district (Section 3.9.7).

Storage sheds are allowed in the rear half of an individual site, at least 3 feet from lot lines and the home, 20 feet from any public street, and 10 feet from any adjacent mobile home (Section 3.9.14).

B-1 — Local Business

Building setbacks: front 20 feet, rear 20 feet, sides 15 feet (Section 3.1.10.D). Parking setbacks: 20 feet in the front yard, 10 feet in the rear yard, and 10 feet in side yards (Section 3.1.10.D). Where a side or rear yard abuts residentially zoned property, the minimum side and rear parking setback rises to 20 feet (Section 3.6.2.L), and parking setback areas must be landscaped (Section 3.6.2.P). Exterior side yards abutting a street take the front setback (Section 3.6.2.C).

B-2 — Community Business

Building setbacks: front 40 feet, rear 30 feet, sides 30 feet (Section 3.1.11.D). Parking setbacks: 20 feet front, 10 feet rear, and 10 feet side (Section 3.1.11.D), rising to 20 feet on any side or rear yard that abuts residentially zoned property (Section 3.6.2.L). No truck well, loading dock, or service bay door may face a major thoroughfare or an abutting residential district (Section 3.10.3.A).

B-3 — General Business

Building setbacks: front 30 feet, rear 20 feet, sides 15 feet (Section 3.1.12.D). Parking setbacks: front 20 feet, rear 10 feet, sides 10 feet (Section 3.1.12.D), rising to 20 feet along any side or rear yard abutting residentially zoned property (Section 3.6.2.L). No truck well, loading dock, or service bay door may face a major thoroughfare or an abutting residential district (Section 3.10.3.A).

FS — Freeway Service

Building setbacks: front 30 feet, rear 20 feet, sides 10 feet (Section 3.1.17.D). Parking setbacks: front 20 feet, rear 10 feet, sides 10 feet (Section 3.1.17.D), rising to 20 feet along side or rear yards abutting residentially zoned property (Section 3.6.2.L).

I-1 — Light Industrial

Building setbacks: front 40 feet, rear 20 feet, sides 20 feet (Section 3.1.18.D). Parking setbacks: rear and sides 10 feet, with the front parking setback governed by Section 3.6.2.E, which prohibits front yard parking in I-1 unless the development is at least 2 acres, stays out of the required front setback, occupies no more than half the area between the setback line and the building, and is screened by a brick wall or landscaped berm (Section 3.1.18.D; Section 3.6.2.E).

Where a use abuts a residential district without an intervening thoroughfare, buildings must stand back 100 feet or per the height-based formula, and parking at least 100 feet with no more than half the abutting yard in parking (Section 3.6.2.F; Section 3.6.2.H).

I-2 — General Industrial

Building setbacks: front 100 feet, rear 50 feet, sides 50 feet (Section 3.1.19.D). Parking setbacks: rear and sides 20 feet, with front yard parking governed by Section 3.6.2.E, which prohibits it in I-2 except under the conditions listed there (Section 3.1.19.D; Section 3.6.2.E). Where the site abuts a residential district, the 100 foot parking standoff and building setback formulas of Section 3.6.2.F and 3.6.2.H apply.

NCC — Non-Center Commercial

Building setbacks: front 40 feet, rear 20 feet, sides 20 feet (Section 3.1.20.D). Parking setbacks: front 20 feet, rear 10 feet, sides 10 feet (Section 3.1.20.D), rising to 20 feet along side or rear yards abutting residentially zoned property (Section 3.6.2.L). The Planning Commission may require marginal access (frontage) roads to limit driveways onto the major thoroughfare (Section 3.16.2).

OS-1 — Office Service

Building setbacks: front 20 feet, rear 20 feet, sides 15 feet (Section 3.1.21.D). Parking setbacks: front 20 feet, rear and sides 10 feet (Section 3.1.21.D), rising to 20 feet along side or rear yards abutting residentially zoned property (Section 3.6.2.L).

OSC — Office Service Commercial

Building setbacks: front 35 feet, rear 35 feet, sides 35 feet (Section 3.1.22.D). Parking setbacks: rear and sides 20 feet, with front yard parking governed by Section 3.6.2.E, which prohibits it in OSC except under listed conditions (Section 3.1.22.D; Section 3.6.2.E). Where the site abuts a residential district without an intervening thoroughfare, buildings must stand back 3 feet for each foot of building height (Section 3.6.2.H.i.a).

OST — Office Service Technology

Building setbacks: front 50 feet, rear 50 feet, sides 50 feet (Section 3.1.23.D). Parking setbacks: front 20 feet, rear 20 feet, sides 20 feet (Section 3.1.23.D). Where the site abuts a residential district without an intervening thoroughfare, the Section 3.6.2.H height-based building setback applies.

RC — Regional Center

Building setbacks: front 100 feet, rear 100 feet, sides 100 feet (Section 3.1.24.D). Parking setbacks: front 20 feet, rear 10 feet, and sides 10 feet, rising to 20 feet wherever the property abuts residentially zoned land (Section 3.1.24.D; Section 3.6.2.L). Where the site abuts a residential district without an intervening thoroughfare, buildings must stand back 3 feet per foot of building height (Section 3.6.2.H.i.a).

TC — Town Center

TC building setbacks come from the Section 3.27.1.C table: interior front 15 feet (between separate buildings on the same site), interior sides and rear 10 feet, and exterior setbacks of 50 feet on front, side, and rear, per the notes to Sections 3.6.2.E and 3.6.2.H. Parking setbacks are 20 feet front, 10 feet rear, and 20 feet side (Section 3.1.25.D).

The Planning Commission (under 5 acres) or City Council (5 acres and larger) may reduce these setbacks where strict adherence serves no good purpose and the district intent is better served (Section 3.27.1.C).

TC-1 — Town Center 1

TC-1 has urban build-to setbacks (Section 3.27.1.C): on arterials, the exterior front setback must be no less than 80 and no greater than 137 feet from the centerline of the arterial, with interior front 15 feet and sides and rear 10 feet interior, 50 feet exterior. On nonresidential collectors and local streets the front setback is 0 to 10 feet, sides and rear 0. Parking setbacks are 20 feet front and 10 feet rear and side (Section 3.1.26.D).
