What are the setback requirements for R-3 and R-4 zoning in Rochester Hills?

R-3 front: 30 feet; R-4 front: 25 feet. Both require sides of 10 feet each/20 combined and rear 35. Corner street-side minimum is 15 feet. On lots under 60 feet wide the footnote D reduction to 5 feet on one side requires combined sides at least 15 and the adjoining neighbor’s abutting side yard at least 10. The height maximum becomes 24 feet if that reduction applies.

Where the mean front setback of existing residences within 200 feet on the same side of the street differs by more than 10 feet from the district requirement, the required front setback SHALL be that average, but not less than 20 feet (§ 138-5.101.B). This is a conditional rule, not an unrestricted option to choose a smaller setback.
