What are the setback requirements for R-2 zoning in Rochester Hills?
Front: 40 feet. Sides: 15 feet each, 30 feet combined. Rear: 35 feet.
Where the mean front setback of existing residences within 200 feet on the same side of the street differs by more than 10 feet from the district requirement, the required front setback SHALL be that average, but not less than 20 feet (§ 138-5.101.B). This is a conditional rule, not an unrestricted option to choose a smaller setback. On a corner lot, the side yard along the street must be at least 25 feet (§ 138-5.101.C).
