How tall can my house be in Royal Oak?

30 feet. That is the maximum building height in One-Family Residential, One-Family Large Lot, and Two-Family Residential alike (§ 770-34D, § 770-35D, § 770-36D).

For comparison, Multiple-Family Residential allows 36 feet (§ 770-37), and detached accessory buildings such as garages are limited to 13 feet, or up to 15 feet with added setback (§ 770-22A(7)).

The height cap works alongside the size caps. A house in a One-Family district is also limited to 3,500 square feet of usable floor area (§ 770-34D(9)) and to the lot coverage limits (§ 770-34D(8)), so 30 feet of height does not translate into unlimited bulk.

How the city measures the 30 feet on a sloped lot or to a particular roof point is a detail to confirm with the planning division at 248-246-3280 before finalizing plans.
