How tall can I build?
Most single-family districts (A-1, A-2, SF-RE, SF-1 through SF-4, SF-X, MH-1) cap height at 35 feet. TH Townhome and PH Patio Home allow 45 feet, and MF Multifamily allows 45 feet but only one story within 150 feet of a single-family district boundary. Nonresidential districts (O, NS, CF, LC, HC, LI, HI) generally cap height at 60 feet, with portions of a building within 120 feet of a single-family residential lot limited to 45 feet and a sloped setback plane beyond that. The US 380 Overlay District has no absolute height cap, but taller buildings must meet a sloped setback envelope from nearby residential property (Sec. 106.04.01(f), Article IV Table A). Start by confirming the zoning district with Development Services (Town Hall, 2nd Floor, 100 W. Eldorado Pkwy., Little Elm, TX 75068).
