Buildings shall not exceed three stories, or 45 feet, in height; additional height along Eldorado Parkway may be allowed at specific locations by major waiver (Sec. 106.04.02, Division 4(c)(1)). The Article III nonresidential development standards comparison table lists the Lakefront (LF) column's maximum height as deferred to Sec. 106.04.02 rather than a flat figure (Article III, Table B).
No absolute height limit as long as the sloped setback envelope is met: for nonresidential uses near residential zoning or use, a 3:1 slope applies under 500 feet from the residential property line, 2:1 from 500 to 750 feet, and 1:1 beyond 750 feet. Buildings under 35 feet (2.5 stories) use only the base district's ordinary setbacks (Article IV, Table A).
Height and area standards generally follow the base zoning district's regulations, but town council establishes specific standards as needed to implement the planned development (Sec. 106.04.03(d)). Confirm the specific adopting PD ordinance for the property before acting.
