How tall can I build?
Height caps sit in the same dimensional tables as setbacks. Every base single-family and agricultural district (AG through R1-C, R2) is capped at 30 feet (Table 3-2-3-A). Multi-family ranges from 20 feet (MHS, MH/RVP) up to 40 feet (MF-24, Table 3-2-5). Commercial districts range from 30 feet (CO, C-1) up to 75 feet in the Central Business District (Table 3-3-7). Industrial districts (I-1, I-2) are capped at 50 feet, with a lower 40 foot cap in I-1 near an operating airport unless the FAA clears the extra height (Sec. 3-4-3). Non-residential buildings may add up to 10 feet for unoccupied architectural elements like parapets and towers, capped at 50 percent of an elevation's length (Sec. 8-3-B). PAD properties use the height set in their own adopted development plan. Confirm the zoning district on the city's zoning map or by calling Development Services at 623-932-3004.
