How much parking is required?

Parking minimums are set by use in Sec. 158.221(C). Single-family homes need 2 exterior spaces with a one-car garage, 1 with a two-car (or larger) garage, or 2 with no garage, plus a guest space for every 5 units on narrower lots. Multifamily dwellings scale by bedroom count and garage type. Offices, retail, and personal service uses need 1 space per 200 square feet of gross floor area under 30,000 square feet (1 per 250 square feet at or above that threshold); restaurants need 1 space per 200 square feet (1 per 75 square feet for free-standing or outparcel restaurants, plus a 20-space minimum with drive-through). Hotels and motels need 1 space per guest room plus 1 per 10 rooms. Manufacturing and industrial uses need 1 space per 500 square feet. On-street parking can count toward the requirement for qualifying residential frontages, and shared parking agreements between adjoining uses can be approved by the Zoning Administrator. Confirm the exact ratio for your specific use with the Planning and Zoning Department at 772-871-5212.
