How much parking is required?

Single-family homes need a minimum of 2 enclosed garage spaces plus 2 paved stacking spaces behind the front property line (Sec. 22.2(e)). Multifamily needs 2 spaces for one- or two-bedroom units plus 1 additional space per extra bedroom (Sec. 22.8(a)(18)). Nonresidential parking is set by use in the Sec. 22.8 table; a stand-alone restaurant needs 1 space per 100 square feet, a professional office 1 space per 350 square feet. Off-street loading is required for any nonresidential use of 50,000 square feet or more (Sec. 22.4). Start by confirming the zoning district on the city's zoning map (cityofmelissa.com/194/Zoning) or with Development Services at 972-838-2036. This pack covers incorporated Melissa only; the ETJ and unincorporated Collin County land have no municipal zoning.
