Parking in Melissa, TX

What the Melissa zoning ordinance says about parking, district by district. Section numbers link to the official ordinance.

DOD — Downtown Overlay District

In the DOD, a detached garage's front must sit back at least 20 feet from the projection of the front porch or building line (Sec. 22.2(g)). The Director may award surplus public off-street parking spaces to a DOD property under conditions in Sec. 18(C), including a per-spot parking fee, six-month space retention after the awarded use vacates, and forfeiture if the use becomes less intensive. Exact dimensional deviations from the base district in the DOD are review-gated; confirm the character zone (CMU or TMU) and the cited section text before acting.

All districts

In all single-family districts, a home needs a minimum of 2 enclosed garage parking spaces plus 2 paved spaces behind the front property line for stacking or maneuvering (Sec. 22.2(e)). Multifamily dwellings need 2 spaces for one- and two-bedroom units, plus 1 additional space per additional bedroom (Sec. 22.8(a)(18)). Nonresidential parking is set by use in the Sec. 22.8 table; for example, stand-alone restaurants need 1 space per 100 square feet of floor area and professional offices need 1 space per 350 square feet (Sec. 22.8(a)(36), (41)). Off-street loading is required for any nonresidential use of 50,000 square feet or more (Sec. 22.4).
