How much parking is required?
For single-family homes, minimum garage and drive space counts are set in each district's dimensional table; for example SF-1 requires 2 garage spaces and 2 drive spaces per dwelling (Article III, Table G), while TH Townhome requires a 2-car garage per unit plus 0.3 other spaces per unit for guests (Article III, Table M). For nonresidential and multifamily uses, parking is set per use in the Article VI, Table L ratio table (Sec. 106.06.45(c)); for example 1 space per 300 square feet of floor area for a bank, or 1 space per 200 square feet for indoor commercial amusement. All required parking must be on the same site as the use it serves and on a paved surface, except in AG and SF-RE (Sec. 106.06.43(b)). Start by confirming the zoning district with Development Services (Town Hall, 2nd Floor, 100 W. Eldorado Pkwy., Little Elm, TX 75068). This pack covers the incorporated Town of Little Elm only; the ETJ and unincorporated Denton County have no municipal zoning.
