How much parking is required in Forney?

For single-family homes in every district that allows them (AG, R1, SF-20 through SF-6, MH), the rule is the same: 2 enclosed parking spaces behind the front building line, plus 2 additional spaces on a paved driveway at least 25 feet long (see each district's Sec. __.4.D). Nonresidential and multifamily uses follow the use-based schedule in Sec. 38.6, for example 1 space per 250 square feet of floor area for most commercial uses, or 1 space per 300 square feet for general offices; multifamily ratios scale with unit bedroom count (Sec. 24.4.E for MF-15). All required parking must be on a paved surface (concrete for nonresidential and multifamily lots, per Sec. 38.3.C), and RVs, boats, and trailers on residential lots have their own storage rules (Sec. 38.2.C). Confirm with Planning and Development at 972-552-6658. This pack covers incorporated Forney only; the ETJ and unincorporated Kaufman County have no municipal zoning.
