How much parking is required?
Parking is set by use type in Table 6.1.7.A, not by zoning district. A single-family detached home needs 2 spaces (garage space counts); a duplex needs 2 spaces per unit; multi-family needs 1 space per studio, 1.5 per one-bedroom unit, and 2 per unit with two or more bedrooms, plus guest parking equal to 10 percent of the required total (capped at 50 guest spaces). Non-residential uses have their own ratios by use type (for example, retail and office uses are calculated per square foot of gross floor area). The City generally will not approve more than 125 percent of the table's required spaces for larger developments, and a developer can request a reduction during site plan review using recognized traffic-engineering data or local parking studies. Confirm the exact ratio for a specific use with City Planning before finalizing a site plan.
