How do I request a variance?

Apply to the zoning board of adjustment under Sec. 10-50. The zoning administrator reviews the application and reports to the ZBA, which holds a public hearing; approval takes a 75 percent concurring vote. You must show extraordinary conditions unique to the property, that the variance preserves a substantial property right, no detriment to the public, and that the hardship is not self-created. Financial hardship alone is not enough. Smaller dimensional relief may fit an administrative adjustment under Sec. 10-51 instead. Start by confirming the zoning district on the city's interactive map (maps.roundrocktexas.gov/cityview) or with Planning and Development Services at 512-218-5428. This pack covers incorporated Round Rock only; ETJ and unincorporated county land have no municipal zoning.
