How tall can a house be in Birmingham, MI?

House height in Birmingham depends on both the district and the lot size. All single-family districts cap homes at 2 stories, with eaves and flat roofs at a maximum of 24 feet. The sloped-roof midpoint limit varies (§§ 2.04, 2.06, 2.08, 2.10):

  • R1A and R1: 30 feet on lots over 9,000 square feet; 28 feet on smaller lots.
  • R2: 30 feet over 9,000; 28 feet from 6,000 to 9,000; 26 feet under 6,000.
  • R3: 28 feet over 6,000; 26 feet from 4,500 to 6,000; 24 feet under 4,500.

One caution: as written, a lot of exactly 9,000 square feet falls in neither tier, since the ordinance says "greater than" and "less than" without covering the boundary. If your lot is exactly 9,000 square feet, confirm the applicable height with the Planning Division at 248-530-1850.
