What design rules apply to garages in Ferndale?

Section 2.08 sets garage design standards for residential lots. The intent is to keep garages from dominating the street face of the house.

For an attached garage:

  • The garage may take up at most 50 percent of the front building width.
  • It must sit at least 5 feet behind the front facade of the house.
  • Garage doors may be at most 9 feet wide.

For a lot with a detached garage, one side yard of the house must be at least 9 feet wide with a 7 foot driveway, so a car can actually reach the garage. Corner lots and lots with alley access are exempt from this rule.

Detached garages also follow the accessory structure standards in Section 3.02: not in the front yard, 5 foot side and rear setbacks (3 feet if fire-rated), 20 foot maximum height, and 10 feet from other structures. Driveway width and surface rules live in Section 7.03.C.
