Is there a size limit on accessory buildings in Ferndale?
No total cap exists. We verified this as an absence: Section 3.02 regulates accessory structures by setback, height, and separation, but it sets no combined square-footage limit for garages, sheds, and similar buildings. The 200 square foot row in the table only relaxes the height limit for small structures. It does not create a cap.
The limits that do apply on R-1 and R-2 lots:
- Side and rear setbacks of 5 feet, or 3 feet if fire-rated (Section 3.02).
- Maximum height of 20 feet, or 15 feet for structures of 200 square feet or less.
- At least 10 feet from any other structure.
- Not in the front yard.
One exception: accessory dwellings are regulated separately and do carry a footprint cap tied to the house footprint and lot size (Section 5.01.C). Practical limits also come from the 25 percent minimum greenspace rule (Section 2.06), since a very large building can eat into required green space.
