Do I need special approval for my use?
Check the use tables first: each use is marked P (permitted), C (conditional), S (special use), or prohibited for your district (Tables 11.02.063 through 11.02.065, legend in Sec. 11.02.062). Permitted uses need no zoning approval beyond normal permits. Conditional uses are allowed administratively if every condition in Sec. 11.02.092 is met; if you cannot meet them, the use is not allowed as a conditional use. Special uses, such as automobile sales or self-storage in HC, require a public hearing and recommendation by the Planning and Zoning Commission and a City Council decision under the special use permit process (Sec. 11.02.091(B); Sec. 11.06.085), and the council may attach conditions. Overlay and PD properties may have additional or modified requirements in their own ordinances.
