Do I need special approval for my use?

Check your use's cell in the Use Chart (Sec. 2.06.05). S or S-# means a Specific Use Permit is required: the Planning and Zoning Commission reviews and recommends, the City Council decides after a public hearing with notice under Sec. 2.10.04, and a site plan accompanies the application. Council can attach conditions, and the SUP expires after one year without substantial development progress unless extended. P-# uses are allowed by right but must meet the numbered conditional standards in Sec. 2.06.06, such as distance rules for game rooms or screening for outside storage. Uses within the O-R or O-G overlays follow the overriding overlay use tables (Secs. 2.10.11.D and 2.10.12.D). If your use is not listed at all, the Development Services Director classifies similar uses or initiates a text amendment (Secs. 2.06.02 and 2.06.03). A use the chart prohibits in your district requires a rezoning, not a variance.
