Do I need special approval for my use?
Check how the Use Table (Sec. 4.2.2) marks your use in your district. A blank cell means the use is not allowed there unless another provision expressly allows it. "P" means permitted by-right, subject to all applicable standards. "S" means the use needs a Special Use Permit, reviewed by the Board of Adjustment at a quasi-judicial public hearing under Sec. 2.3.5; being listed as a special use is not a guarantee of approval; the Board must find the use compatible with its location, compliant with any Sec. 4.4 supplemental standards, and free of significant adverse impacts. "%" means the use is capped as a percentage of gross floor area. If your intended use is not listed at all, the Planning Director can approve it as a similar use under Sec. 4.2.1.G, appealable to the Board of Adjustment. Confirm your use with Planning and Community Development at 919-249-3426.
