How much space is required between houses in Birmingham, MI?
Birmingham requires at least 14 feet or 25% of lot width, whichever applies, between principal homes on adjacent lots (§ 4.74). This building-spacing standard sits alongside the ordinary side setbacks and can control when a neighbor's house is built close to the shared line.
The regular side setbacks in the single-family districts are:
- One side: at least 9 feet or 10% of lot width.
- Both sides combined: at least 14 feet or 25% of lot width.
- Never less than 5 feet on any side (§§ 2.04, 2.06, 2.08, 2.10).
In practice, the between-houses rule means you cannot simply hold your own minimum setback if the neighboring house already sits near the line; the gap between the two structures must still reach the required spacing. A survey showing both homes is the way to verify. The Planning Division at 248-530-1850 can advise on a specific addition or new build.
