What are the corner lot rules in Shelby Township?

Corner lots face three special rules. First, visibility: nothing that obscures vision, hedges, shrubs, privacy screens, or other material, may stand within 25 feet of the front lot line at a corner, or up to the building setback line if that is closer (Section 5.3).

Second, setbacks: buildings on corner and double-frontage lots observe the front yard setback from every street. Lots recorded before the current ordinance get relief on the street-side yard: at least 25 feet where a rear yard abuts a side yard in any single-family district, or 20 feet (R-1-A) and 15 feet (R-1-B, R-1-C) where rear yards abut (Section 3.28.B.4). Lots created after October 19, 1997 observe full front setbacks from both streets.

Third, fences: a corner-lot fence may not stand in the front yard or the required street-side yard, unless your rear yard is immediately adjacent to the neighboring corner lot's rear yard, in which case a fence in the street-side yard is allowed at least 10 feet from the lot line (Code of Ordinances Sec. 10-324.b). Accessory buildings similarly observe front setbacks from both streets (Section 5.2.A.5).
