R-1 — One-Family Residential (R-1)

Rear: 100 feet. Side: 20 feet on one side, 50 feet total of two sides (Section 3.2.D).

The front setback is measured from the centerline of the road, not the lot line, and varies by road class: 110 feet on arterials, 93 feet on collectors, 80 feet on local roads, 50 feet from a freeway right-of-way line or private road easement (Section 3.27.A). Where most of a block was built out before October 19, 1997, a new house matches the established building line, but never more than 40 feet from the front lot line (Section 3.28.B.1.a).

R-1-A — One-Family Residential (R-1-A)

Rear: 50 feet. Side: 8 feet on one side, 20 feet total of two sides (Section 3.3.D).

Front setbacks run from the road centerline: 90 feet on arterials, 73 feet on collectors, 60 feet on local roads, 50 feet from a freeway right-of-way line, 30 feet from a private road easement (Section 3.27.A). On corner lots recorded before the ordinance, the street-side yard is at least 25 feet where a rear yard meets a side yard, or 20 feet where rear yards meet (Section 3.28.B.4).

R-1-B — One-Family Residential (R-1-B)

Rear: 50 feet. Side: 7 feet on one side, 18 feet total of two sides (Section 3.4.D).

Front setbacks from the road centerline: 85 feet on arterials, 68 feet on collectors, 55 feet on local roads, 50 feet from a freeway right-of-way line, 25 feet from a private road easement (Section 3.27.A).

R-1-C — One-Family Residential (R-1-C)

Rear: 40 feet. Side: 7 feet on one side, 15 feet total of two sides (Section 3.5.D).

Front setbacks from the road centerline: 85 feet on arterials, 68 feet on collectors, 55 feet on local roads, 50 feet from a freeway right-of-way line, 25 feet from a private road easement (Section 3.27.A).

R-2 — Two-Family Residential (R-2)

Rear: 35 feet. Side: 10 feet each (Section 3.6.D).

Front setbacks from the road centerline: 85 feet on arterials, 68 feet on collectors, 55 feet on local roads, 50 feet from a freeway right-of-way line, 25 feet from a private road easement (Section 3.27.A). Where two or more two-family buildings share one parcel, spacing follows the R-12 standards (Section 3.28.B.11).

R-3 — Multiple-Family Residential Low Rise (R-3)

Project perimeter setbacks: rear 50 feet, side 50 feet (Section 3.7.D). Front and street-side setbacks are measured from the road centerline: 120 feet for buildings and 85 feet for parking on arterials, 103/68 on collectors, 90/55 on local roads (Section 3.27.A).

Inside a project, each building needs 25 feet of landscaped yard, and buildings must be separated by at least the height of the taller building (doubled for front-to-front, front-to-rear, and rear-to-rear relationships) (Section 3.31.A.3).

R-8 — Multiple-Family Residential Low Rise (R-8)

Project perimeter setbacks: rear 50 feet, side 50 feet (Section 3.8.D). Front and street-side setbacks are measured from the road centerline per the R-3 to R-12 column of Section 3.27.A (120 foot building setback on arterials, 103 on collectors, 90 on local roads). Interior landscaping and building separation follow Section 3.31.A.3.

MHP — Mobile Home Park

Park perimeter setbacks: front 120 feet from the road centerline, rear 50 feet, side 50 feet (Section 3.9.D). When the park adjoins single-family or multiple-family property, a screening belt under Section 5.17 is required along that boundary (Section 3.30.H).

HMR — High and Mid-Rise

Front, side, and rear setbacks each equal the height of the building, with a project perimeter setback of 50 feet for side and rear yards (Section 3.10.D). Road setbacks from the centerline run from 152 feet on a 204 foot regional right-of-way down to 80 feet on local and cul-de-sac roads and 50 feet on freeways and private roads (Section 3.27.B). The Planning Commission may further limit setbacks based on vicinity impact, recreation space, and security factors (Section 3.32.E).

O-1 — Professional Office (O-1)

Rear: 30 feet abutting residential, 20 feet abutting non-residential. Side: 30 feet abutting residential, 0 feet on an interior side (Section 3.11.E).

Front setbacks from the road centerline: 85 feet on arterials, 68 on collectors, 55 on local roads, 50 from freeways, 25 from private roads; where the site abuts or faces a residential district, add 25 feet and a 5 foot landscaped berm (Section 3.27.C).

O-2 — Service Office (O-2)

Rear: 20 feet. Side: 30 feet abutting residential, 10 feet on an interior side (Section 3.12.E).

Front setbacks from the road centerline: 105 feet on arterials, 88 on collectors, 83 on local roads, 50 from freeways, 45 from private roads; add 25 feet plus a 5 foot berm where the site abuts or faces residential (Section 3.27.C).

C-1 — Local Retail Business (C-1)

Rear: 24 feet. Side: 20 feet where not abutting a street or alley, 30 feet abutting residential (Section 3.13.E).

Front setbacks from the road centerline: buildings 105 feet and parking 70 feet on arterials, 88/53 on collectors, 75/40 on local roads (Section 3.27.C). The parking setbacks apply to new development; modifications to existing sites instead require a 3 foot brick screen wall or Planning Commission-approved landscaping (Section 3.27.C, note 2).

C-2 — Linear Retail Business (C-2)

Rear: 24 feet, with suitable access required to the rear yard. Side: 20 feet where not abutting a street or alley, 30 feet abutting residential (Section 3.14.E).

Front setbacks from the road centerline: buildings 105 feet and parking 70 feet on arterials, 88/53 on collectors, 75/40 on local roads (Section 3.27.C). The Planning Commission may permit gasoline pump canopies to intrude up to 25 feet into the front setback (Section 3.27.C, note 4).

C-3 — Shopping Center Business (C-3)

Rear: 100 feet abutting residential, 45 feet abutting non-residential. Side: 40 feet (Section 3.15.E).

Front setbacks from the road centerline: buildings 140 feet and parking 70 feet on arterials, 123/53 on collectors, 110/40 on local roads (Section 3.27.C).

C-4 — General Business (C-4)

Rear: 30 feet. Side: 30 feet (Section 3.16.E).

Front setbacks from the road centerline: buildings 160 feet and parking 70 feet on arterials, 143/53 on collectors, 130/40 on local roads; add 25 feet plus a 5 foot landscaped berm where the site abuts or faces a residential district (Section 3.27.C).

C-5 — Multi-Use (C-5)

Principal structure setbacks follow Section 3.33.H.3; accessory structures need 100 feet from residential and 50 feet (rear/front) or 25 feet (side) from non-residential boundaries (Section 3.17.E). Road setbacks from the centerline run from 177 feet for buildings on a 204 foot regional right-of-way down to 75 feet on private roads, with parking allowed 40 feet closer (Section 3.27.B).

C-6 — Shelby Center (C-6)

Non-residential buildings observe road setbacks from the centerline: 75 feet on major and secondary roads (parking 115 feet), 58 on collectors, 30 on local and private roads; the Planning Commission may approve zero-lot-line buildings to create a downtown streetwall (Section 3.18.J.2). Any non-residential structure abutting a one-family district needs 100 feet; two-story multiple-family buildings abutting single-family need 50 feet (Section 3.18.J.1; Section 3.18.F.6).

L-M — Light Manufacturing (L-M)

Rear: 100 feet abutting residential, 20 feet abutting non-residential. Side: 5 feet abutting manufacturing (a zero lot line may be permitted on one side), 50 feet abutting non-manufacturing (Section 3.19.D).

Front setbacks from the road centerline: 85 feet on arterials, 68 on collectors, 60 on local industrial roads (70 foot right-of-way), 50 from freeways, 25 from private roads; add 25 feet plus a 5 foot berm where the district faces residential property (Section 3.27.C).

H-M — Heavy Manufacturing (H-M)

Rear: 100 feet abutting residential, 20 feet abutting non-residential. Side: 5 feet abutting manufacturing (zero lot line possible on one side), 100 feet abutting non-manufacturing (Section 3.20.D).

Front setbacks from the road centerline: 110 feet on arterials, 93 on collectors, 85 on local industrial roads, 50 from freeways and private roads; add 25 feet plus a 5 foot berm where the district faces residential property (Section 3.27.C).

REC — Recreation

Side and rear setbacks are 100 feet abutting residential and 25 feet abutting non-residential (Section 3.21.D). The front setback carries no fixed number in the district table; it must equal at least the minimum front setback of the most restrictive adjacent zoning district, and no parking is allowed in the required front yard (Section 3.35.B).

All districts

Shelby Township measures front and street-side setbacks from the centerline of the road right-of-way, not from the lot line, using the road classification on the Township Master Plan (Section 3.27; Section 3.28.B.3). That is why the numbers look large: an 80 foot front setback on a local road includes half the road right-of-way. Rear and side setbacks are measured from the exterior wall of the principal building to the nearest lot line (Section 3.28.B.2).

On undersized lots recorded before October 19, 1997 that are narrower than the district minimum, side setbacks shrink 4 inches per foot of missing width, but never below 3 feet on one side, 11 feet for both sides, and 20 feet for the rear (Section 3.28.B.1.b).
