Can I use this property for retail?
Retail depends on the district column in the Land Use Matrix (Sec. 5.1.1.2 Table 5.1). General retail sales is permitted in N-CM, CD-5, CD-5D, BP, HC, and CM, and is a limited use in ND-4 and CD-4 (corner oriented, with use standards in Sec. 5.1.5.4). It is not permitted in the conventional residential districts, ND-3 through ND-3.5, CD-1 through CD-3, LI, HI, or MH. Specific retail types differ: gasoline sales is limited in N-CM and conditional in CD-5, CD-5D, BP, and CM but permitted in HC, and vehicle sales is permitted only in HC and CM outright. Mapped legacy commercial districts (NC, CC, GC, MU, VMU) take their retail allowances from the Table 9.1 legacy matrix instead. San Marcos zoning applies inside the incorporated city limits only; Texas counties do not zone, and ETJ parcels have no municipal zoning. A further Development Code update was adopted on second reading June 16, 2026 but is not yet published, so confirm current standards with the Planning Division at 512-393-8230 before design, purchase, leasing, or permitting decisions.
