Can I use this property for retail?
Retail sales and service uses are the core intent of the C-1 and C-2 commercial districts (Sec. 14.1, 15.1), and many retail uses also carry into I-1 and I-2 with outside storage or display, and into PD districts per their adopting ordinance. Retail is generally prohibited in the residential districts (A, SF-1, SF-2, SF-3, TH, MF, MH) outside a home occupation's narrow exceptions. The Schedule of Uses in Sec. 20 lists the exact mark (permitted, Specific Use Permit, or prohibited) for each specific retail use type. Start by confirming the zoning district on the city's zoning map (cityofmelissa.com/194/Zoning) or with Development Services at 972-838-2036. This pack covers incorporated Melissa only; the ETJ and unincorporated Collin County land have no municipal zoning.
