Can I use this property for retail?
Retail Store (Shop) is permitted by right in B-1, B-2, B-3, and in the F3H, F4, F4H, F5, and F5H form districts; big box retail is permitted in B-3 and needs a Specific Use Permit in B-2. Retail is not permitted in the residential districts, in LI, or in HI, apart from narrow lines like automobile parts stores in LI and overlay-only uses under condition 31. Restaurants, personal services, and grocery uses carry their own Use Chart rows and conditions, and a mixed use building can put retail under residences in R-4, R-5, B-1 through B-3, and the F4 through F5H districts per conditions 19 and 25. Check O-R and O-G overlay use tables where they apply, verify parking at 1 space per 300 square feet, and confirm a Certificate of Occupancy path with Development Services before leasing or buying.
