Can I run a home business in Surprise?

Yes, subject to a city business license and detailed standards under Sec. 106-10.23. The use must occupy no more than 50 percent of the home's gross floor area (or 400 square feet of a garage/accessory structure), employees are limited to residents, immediate family, or up to 2 non-resident/non-family individuals, patron contact is limited to 8:00 a.m. to 8:00 p.m., and on-site retailing, wholesaling, exterior displays, or semi-truck deliveries are not allowed. Certain uses (vehicle repair, restaurants, private schools, medical/dental offices, animal clinics/kennels, and others) are never permitted as home occupations. Within the Surprise Heritage District's Residential Overlay (the Original Town Site), a broader 'Cottage Industry' alternative is also available: hours of operation 8am to 8pm, up to 50 percent of the home used for business, a small number of employees, some outdoor activity if screened, and small identifying signage.
