Can I run a home business here?
Yes, within the home occupation limits of Sec. 20.3(e). The business must run entirely inside the main building with no exterior alteration or separate entrance, at most two patron or business vehicles present at a time, no more than two non-resident employees, no on-premises merchandise sales apart from narrow exceptions, and no advertising signage. Client hours run 7:00 a.m. to 10:00 p.m. (outdoor activity 8:00 a.m. to 8:00 p.m., and only if screened from view). Listed examples permitted include licensed professional offices, artists, dressmakers, tutoring capped at three pupils, and licensed child-care homes; examples prohibited include vehicle repair, kennels, on-premises retail sale, and medical or dental offices. Start by confirming the zoning district on the city's zoning map (cityofmelissa.com/194/Zoning) or with Development Services at 972-838-2036. This pack covers incorporated Melissa only; the ETJ and unincorporated Collin County land have no municipal zoning.
