Can I run a home business here?

Yes, within the home occupation limits of Sec. 9.04.038(e)(4), in AG, every single-family district, MD, and the Downtown Neighborhood (ND) zone (home occupation is not a listed accessory use in MF, C-1, C-2, MU, or the Downtown Core zone). Only residents of the dwelling may work in the business, the space used may never exceed 25 percent of the home's floor area, only one non-illuminated sign of 1 square foot or less is allowed, the home must keep its residential appearance, no exterior storage or equipment beyond what a private home ordinarily has, the business must operate wholly inside the dwelling with no accessory building used, and it may not create noise, traffic, or other nuisance beyond the property line. Start by confirming your zoning district with the Development Services Department at 972-924-2616. This pack covers incorporated Anna city limits only; ETJ and unincorporated Collin County land have no municipal zoning.
