Can I rent out rooms in my house in Birmingham?
Yes, up to a limit of 2 roomers. Renting of rooms is an accessory use in Birmingham's residential districts, capped at no more than 2 roomers per dwelling unit (§ 5.02(D)). The rental stays accessory to your own occupancy of the home.
Two boundaries matter:
- The cap is per dwelling unit, so a house cannot add roomers beyond 2
- You cannot move the rental into a garage or other accessory building. Residential occupancy of accessory buildings is prohibited (§ 4.02 AS-01)
Birmingham does not permit accessory dwelling units, so renting rooms inside the house is the closest allowance for extra occupants on a single-family lot. If your plans go beyond 2 roomers, talk to the Planning Division at 248-530-1850 about what relief, if any, would apply.
