Can I build an ADU in Spring Hill?
Maybe. Table 8-1 permits accessory dwelling units of 900 square feet or less in R-A, R-R, R-1, R-2, and R-3. ADUs of 901 square feet or more require special-use approval in those same districts, and Section 8.3.I caps every ADU at 1,250 square feet of gross floor area. R-4 and the other residential districts have no ADU entry in Table 8-1. Section 8.3.I adds operating limits: only one ADU per lot, common ownership of the principal and accessory units, owner occupancy of one unit, and detached ADUs only in the rear yard with 10 foot separation from lot lines and the principal building.
