Accessory dwelling units of 900 square feet or less are permitted in R-A, R-R, R-1, R-2, and R-3; accessory dwelling units of 901 square feet or more require special-use approval in those same districts, and no accessory dwelling unit may exceed 1,250 square feet in gross floor area. No more than one accessory dwelling unit is allowed per lot, ownership must be common, one unit must be owner-occupied, and detached accessory dwelling units are rear-yard only with 10 foot separation from lot lines and the principal building.
