Can I build a fence?
Yes, subject to Article 3.700 of the Code of Ordinances. Rear and side yard fences are capped at 8 feet (10 feet around a tennis court). Front yard fences must be decorative (wrought iron, wood or masonry, never wire, mesh or chain link), capped at 3 feet above finished grade, at most 50 percent solid, and must preserve visual clearance for 30 feet on each street at a corner lot. Reverse frontage corner lots carry an added 15 foot setback and 8 foot cap on the side yard next to the front yard. Electrically charged fences are prohibited in residential districts except for narrow livestock or small-animal exceptions. Start by confirming the zoning district on the city's zoning map (cityofmelissa.com/194/Zoning) or with Development Services at 972-838-2036. This pack covers incorporated Melissa only; the ETJ and unincorporated Collin County land have no municipal zoning.
