Can I build a duplex in Sterling Heights?

Only on land zoned R-2 Two Family Residential, where two family dwellings are permitted by right on lots of at least 12,000 square feet with 100 feet of width, a 25 foot height cap, and 800 square feet per unit (Section 4.01.B; Section 4.04). Duplexes are also listed among low rise multiple family dwelling types in the RM-1 and RM-2 districts (Section 6.01.A).

In the one family districts (R-60 through R-100) a duplex is not permitted: those districts allow only one family detached dwellings, and only one principal building per lot (Section 3.01.A; Section 28.07).

If your lot is not zoned R-2, the options are a rezoning request to City Council or a use variance from the Zoning Board of Appeals, which requires five concurring votes and proof of unnecessary hardship (Section 30.02.C.6.b). Check your zoning first, then talk to the Office of Planning at 586-446-2360 about feasibility.
