Can I add an accessory dwelling unit?

Princeton's ordinance does not use the term accessory dwelling unit. Its closest equivalents are guest house and garage apartment. A guest house is living quarters in a detached accessory building for temporary guests only and by definition cannot be rented or used as a separate dwelling; it is permitted (X) in A, SF-E, and SF-SE, and needs a specific use permit (S) in SF-1, SF-2, and TF. A garage apartment is a dwelling unit built with a garage on an owner-occupied lot; it needs a specific use permit (S) in A, SF-E, and SF-SE only, and does not appear as permitted or SUP anywhere else in the use chart. Confirm your zoning district and any applicable PD conditions with Development Services, Planning and Zoning (972-736-2416) before applying for a specific use permit. This pack covers incorporated Princeton only; ETJ and unincorporated Collin County land have no municipal zoning.
