Can I add an accessory dwelling unit?
In the SF-R and SF-1 districts an accessory dwelling unit requires a specific use permit; in the T-1 through T-4 and OT-3, OT-4R, and OT-4T transect zones ADUs are permitted by right (UDC 10.306.5.2). The host lot must be at least 7,800 sq. ft., only one ADU is allowed per lot, the unit must attach to the rear of the house or fit inside a detached garage without removing its parking, and floor area runs 400 to 800 sq. ft. or up to 33 percent of the host living area, whichever is smaller. RVs, mobile homes, and shipping containers cannot serve as ADUs. Parking for a house plus ADU is 1.5 spaces per dwelling (UDC 10.405.9.1). Confirm your district and lot size with the Development Services Department before applying.
